    A Notice of Default (NOD) is a formal public notice filed by a lender stating that the borrower has fallen behind on mortgage payments and the lender intends to pursue foreclosure if the debt is not resolved.

    How much time do I have after an NOD is filed?

    In California, after a Notice of Default is recorded, you typically have 90 days to cure the default. If not resolved, the lender can file a Notice of Sale, giving you 21 days before the property is auctioned.

    Can I still sell my house if I have an NOD?

    Yes. In fact, selling your home before the foreclosure auction is often the best way to pay off the debt, protect your remaining equity, and avoid a foreclosure on your record.

    What if I owe more than the house is worth?
